What each numbered line is for on the pre-2010 HUD-1, and how the sections roll up into the summaries
The HUD-1 settlement statement itemises closing charges on numbered lines grouped into series - the 800s for loan charges, the 1100s for title charges, and so on. The numbering is stable and specific, which is why "line 1103" is a meaningful thing to say to another closer.
This reference covers the pre-2010 HUD-1: the version without Good Faith Estimate references. There is no GFE block number beside each line, no adjusted-origination total, and no tolerance comparison sheet. Each line is a plain labelled amount with a borrower column and a seller column.
Charges the lender or its agents collect at closing.
| Line | Charge |
|---|---|
| 801 | Loan origination fee. Carries a "%" field so the fee can be recorded as a percentage of the loan amount alongside the dollar figure. |
| 802 | Loan discount - points charged for the chosen rate. Also carries a "%" field. |
| 803 | Appraisal fee, with a "to" field naming the appraisal company. |
| 804 | Credit report, with a "to" field for the bureau or vendor. |
| 805 | Lender's inspection fee - an inspection charged directly by the lender, such as a construction-loan draw inspection. |
| 806 | Mortgage insurance application fee, with a "to" field for the MI company. |
| 807 | Assumption fee, where a buyer assumes the seller's existing loan. Blank otherwise. |
| 808-811 | Blank user-fill lines for other lender-related charges - underwriting, processing, tax service, flood certification. |
Up-front escrow deposits collected to cover future insurance, tax and assessment payments. Every line in this series carries three fields: a number of months, a per-month amount, and the resulting deposit in the borrower or seller column.
| Line | Reserve |
|---|---|
| 1001 | Hazard insurance - months of homeowner's premium collected up front. |
| 1002 | Mortgage insurance. Blank where no MI is required. |
| 1003 | City property taxes. |
| 1004 | County property taxes. |
| 1005 | Annual assessments - special assessments, or condo and HOA dues the lender escrows. |
| 1006-1008 | Blank lines for other escrowed items: flood insurance, windstorm, ground rent. |
Every title-related cost: the settlement fee, search and examination, document preparation, notary, attorney, and the premiums themselves.
| Line | Charge |
|---|---|
| 1101 | Settlement or closing fee, with a "to" field for the firm being paid. On this form 1101 is an ordinary line, not a total-title-charges header. |
| 1102 | Abstract or title search. |
| 1103 | Title examination - the legal examination of the search results. |
| 1104 | Title insurance binder (commitment) fee. |
| 1105 | Document preparation - drafting the deed, mortgage and closing documents. |
| 1106 | Notary fees. |
| 1107 | Attorney's fees. An "(includes above items numbers: ___)" field sits below the line for listing the line numbers the attorney fee already covers. |
| 1108 | Title insurance - the overall premium, with the same "includes above items" annotation. |
| 1109 | Lender's coverage, with a "$" field for the policy coverage amount. |
| 1110 | Owner's coverage, also with a coverage-amount field. |
| 1111-1113 | Blank lines for endorsements, courier and wire fees, and recording services handled by the title agent. |
The "includes above items" annotations under 1107 and 1108 are disclosure notes, not calculations. They flag that individual fees listed earlier are already rolled into that line so they are not read as billed twice.
Owner's coverage on 1110 customarily sits in the seller column and lender's coverage on 1109 in the borrower column, but practice varies - follow the title commitment and the contract rather than the custom.
The catch-all for charges belonging to none of the other series. All five lines are user-fill.
| Line | Conventional use |
|---|---|
| 1301 | Survey, by long-standing convention. |
| 1302 | Pest inspection, by the same convention. |
| 1303-1305 | Anything else payable at settlement: home inspection, home warranty, HOA transfer, document or capital-contribution fees, radon or lead-paint testing. |
None of these sections carries its own total on the pre-2010 form. There is no "total loan charges" under the 800s and no "total title charges" under the 1100s. Every amount flows individually into the same place:
The HUD-1 has no sections K, L, M and N in the sense the Closing Disclosure uses those letters. It has section J for the borrower's summary and section K for the seller's summary on page 1, both fed by the settlement charges totalled on page 2. Assign each charge to the column matching who pays it under the contract, and the summaries follow.
Line 1103 is title examination - the fee for the legal examination of the title search results. It sits in the 1100 series alongside the abstract or title search on 1102 and the settlement or closing fee on 1101.
Line 1109 is the premium for the lender's title insurance policy and line 1110 is the premium for the owner's policy. Each carries a coverage-amount field. Customarily owner's coverage falls in the seller column and lender's coverage in the borrower column, though practice varies by locality and contract.
Not on the pre-2010 form. There is no total under the 800 series, the 1000s, the 1100s or the 1300s. Each amount flows directly into line 1400, total settlement charges, at the bottom of page 2.
Line 1400 is total settlement charges, at the foot of page 2. It aggregates every charge entered in the itemised sections and is carried to line 103 in section J for borrower-column amounts and line 502 in section K for seller-column amounts.
The pre-2010 form has no dedicated aggregate-adjustment line at 1007. Enter it on one of the blank lines in the 1006-1008 range, labelled as an aggregate adjustment, as a negative amount.
For most consumer mortgage transactions it was replaced by the Closing Disclosure under TRID. It remains in use for transactions outside the scope of those rules.
Prorations, prepaids, recording charges and payoffs are calculated on the matter and flow straight onto the Closing Disclosure, the settlement statements and the disbursement ledger.
