What to have ready

  1. Location and date. Choose the state, county and expected recording date.
  2. Documents. Enter the page count for one deed and mortgage as needed. Use zero for a document you are not recording.
  3. Taxable amount. For a deed, enter the requested taxable consideration or property value. Confirm that the transaction meets the stated conditions.

See deed and mortgage recording charges separately from transfer taxes. Questions vary by location and transaction.

A useful estimate, with clear limits

This tool covers standard transactions described in the form. Exemptions, gifts, unusual instruments, multiple documents of the same type and other special cases need review by the recording office. It excludes title insurance, settlement and attorney fees, and vendor or payment charges.

Each supported state includes official source links and rate review information. Inputs are processed in the app to produce your estimate and are not saved to a matter. Saved matters in Docketman may retain earlier rates or your firm's adjustments.

Frequently asked questions

Do I need a Docketman account?

No. The calculator is free to use without registering.

Is every US state supported?

No. The tool includes Alabama, Connecticut, Delaware, Florida, Georgia, Illinois, Kentucky, Maine, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, New Hampshire, New Jersey, New York, North Carolina, Ohio, Pennsylvania, Rhode Island, South Carolina, Tennessee, Texas, Vermont, Virginia, West Virginia and Wisconsin. Coverage varies within each state; unreviewed jurisdictions and document fees are unavailable. Contact us if you need another jurisdiction.

Is this the same calculation used in Docketman?

It uses Docketman's state calculation engines and reviewed rate catalogs. A saved closing file can use a different rate revision or manual adjustments, so compare the date, inputs and sources when checking an existing file.

Can I rely on this as a final closing figure?

Use it as an estimate. Confirm the document requirements, tax treatment and charges with the recording office before closing.

Put the estimate to work

Docketman puts these charges straight onto your Closing Disclosure and settlement statement.
